Initial Consultations:

Upon receipt of your enquiry we'll arrange a Free Initial Consultation with you to discuss your ideas and determined how your proposals might best be approached, with particular regard to current planning policies.

We'll meet you on site to view your existing building, or your building plot, and perhaps take a few photographs.

We'll offer you general advice and, before agreeing to undertake any design and drawing work, provide you with a written fee estimate including details of third party fees and charges.

All without obligation !

Measured Surveys:

Before embarking upon the preparation of design proposal drawings for formal planning submission, we'll need to measure up your property carefully and set out the survey data to create a set of accurate survey drawings that record the details of the existing building and / or site layout. 

These drawings are required for any application for Planning Permission or Building Regulations Approval. Without them, any application would be invalidated.

Our charges for surveying work will be detailed in our written fee estimate.

Planning drawings need to demonstrate some principal ground levels in order to comply with application validation criteria. We can often accomplish this using our own basic equipment. Sometimes however, in order to establish accurate ground levels on a sloping site, we may recommend the services of a Land Surveyor to conduct a detailed GPS Topographical Survey.

Construction (Design & Management) Regulations 2015 (CDM):

If you are proposing to undertake a domestic / householder project, the Construction (Design & Management) Regulations 2015 may apply to you as a Domestic Client.

If more than one contractor will be working on your site at any point, then you are likely to be required to notify the Health & Safety Executive (HSE) of your project.

We can advise you of the responsibilies of all parties, i.e. yourself (as a Domestic Client), ourselves (as Principal Designer if appointed by you in writing) and your builder (as Principal Contractor).

Providing the CDM guidelines are followed, compliance is not necessarily onerous.

After Care:

Although we cannot provide a full project management service, we can offer what we might call a casual 'Monitoring Service', whereby we can arrange to visit your site periodically to cast an informal eye over progress of the works and report to you.  

Also, if your project is deemed notifiable to the Health & Safety Executive under the Construction (Design & Management) Regulations 2015 (CDM), we will have responsibilities to observe as your build progresses if you officially appoint us as your Principal Designer.

We are, of course, always available to answer queries by telephone or email, but if we are due to be closed at holiday periods we will let you know.

In the case of a new build dwelling, you should either appoint an NHBC registered builder or register with a Warranty Provider as a 'self-builder'. The Warranty Provider will arrange periodic site inspections to ensure the quality of the build, running in tandem with inspections made by PCC Building Control.

Also, you will need to notify the HSE of your build under the CDM 2015 Regulations.
